All contract services are performed by our Transaction Coordinators (TC). Please contact your TC directly for additional services and the pricing password.

Compliance Only
Designed to help Agents get their paperwork in on time, this service is available for residential contracts, leases, and backup contracts. Backup contracts are processed as compliance only. This service does not include any client communications or amendment preparations. The Agent is responsible for obtaining all corrections and updates to MLS.
Review contract and related documentation for completion and accuracy.
Create/enter transactions and supporting information into the Agent’s brokerage system/software.
Email Agent a list of missing compliance items and suggested corrections.
Collect contract documents in a centralized location (i.e., Drive).
Submit for brokerage compliance approval as appropriate and directed by the Agent.
Request DA.

New Build Compliance Plus
The service is designed for builder or TREC-promulgated new home contracts only. It is not available for resale or commercial contracts. This package provides compliance only services in addition to obtaining any necessary corrections. Should a contract be reviewed and determined to have no corrections, the Compliance Only fee will be charged. There is no contact with Builder, Title, or Lender.
Review contract and related documentation for completion and accuracy.
Create and enter transactions and supporting information into the Agent’s brokerage system/software.
Email Agent a list of missing compliance items and corrections needed.
Sent documents to Client for any corrections or outstanding initials/signatures as needed.
Collect contract documents in a centralized location (i.e., Drive).
Submit for brokerage compliance approval as appropriate and directed by the Agent.
Request DA.

Full Contract to Close
Full CTC is our most inclusive package and designed to handle several administrative tasks for the Agent. Pricing depends on property type ( Residential Sales, Farm/Ranch, Lot, or Commercial).
Executed Contract:
Review of the executed contract, addendum, and other related documents for completeness and accuracy.
Cross-check with the tax record for legal description and water district jurisdictions.
Conveyance of key dates to Agent, Client, and Title.
Create and enter transactions and supporting information into the brokerage tracking system/software.
Save transaction documentation in a central location (i.e. Google Drive).
Update MLS status to pending, if representing seller.
Introduction/contract distribution email to Title, Other Agent, and Lender (if applicable).
Introduction email to Client(s) with key information, including how to contact Title for earnest and option money delivery and key dates (Option, Financing, Closing, etc.)
If desired, key dates can be added to the Agent’s calendar via Google Calendar invitation.
Submit contract documents to the brokerage for compliance review.
Assist with the delivery of survey and T-47 based on contracted terms.
Draft and facilitate amendments to extend option/feasibility period and/or repairs request (Agent to negotiate).
Confirm inspection(s) have been scheduled. Contact all parties with date and time.
If in the City of Austin, check Energy Conservation Audit and Disclosure (ECAD) requirements and inform parties as needed.
After Option/Feasibility:
Verify that the appraisal has been ordered.
Verify that title commitment has been delivered to all parties.
Draft and facilitate amendments to extend closing date or other modifications (Agent to negotiate).
Email executed amendments to all appropriate parties, including Title and Lender (if applicable).
Track financing deadline. Consistent communication with the Lender and updates will be sent.
If a new survey is required, coordinate with Title, Agent, and Client for quotes and notify Title to order once communication is received from the paying party.
Verify that HOA paperwork has been sent out (if applicable).
Two Weeks to Close:
If buyer, provide home warranty referrals and confirm Title has ordered it.
Send utility contact information to buyer(s).
Check when the loan is to be submitted to underwriting for final approval.
Verify that survey and appraisal have been received and accepted.
Communicate the Buyer’s final walk through with both agents.
Schedule closing and send a Google Calendar invitation.
Inform Agent and Client on final loan approval and verify the Lender sends the CD to the buyer.
Forward repair receipts, if provided.
Request DA and confirm delivery to Title.
Coordinate with the Agent and Title to send the master settlement statement to the Client with their estimated funds to close.
Send closing confirmation email to Client/Agent with time, date, address, and important closing reminders.
Assist with sign pick-up as needed, if seller
After Closing:
Confirm funding with Title.
Update MLS status to closed with appropriate data, If seller.
Close out brokerage transaction file as needed.
Early Termination:
If terminated, TC will facilitate termination and release of earnest money paperwork.
Update MLS status as instructed by Agent, if seller.
